Coodham House

The client brief was to have a mixture of high quality modern and traditional door hardware to restore the estate to its former glory, whilst creating luxury, contemporary country living.

The Category A-Listed derelict house has been restored to form six luxury apartments within the Main House, a three storey townhouse dwelling within the East Wing of the house, a three storey dwelling within the original Ballroom and a four storey dwelling overlooking the lake within the Old Chapel.

Description of the Ironmongery Specification

The door furniture was selected by the architects in conjunction with the client’s requirements. Many ranges were considered with several designs from the HAF range, in satin stainless steel and brass eventually being chosen. This adhered to the client brief perfectly, giving a balance of high quality modern and traditional door hardware, creating luxury and contemporary country living.

In order to keep the aesthetic qualities of the period door/frame details, and to maintain the fire rating requirements, we specified fully concealed overhead door closers with intumescent packs installed in the top rails to all the internal fire doors.

The double doors entering the formal lounges required lever handles on both sides of the door leaves to allow use of either door leaf at all times. A special dummy bar handle spindle was installed into the door edge giving further stability to the bolt through fixing handles.

Roller-ball latches were concealed in the door head and frame, allowing the opening or closing of either door leaf. This also maintained the aesthetics appeal of the period features of the doors. Concealed fixing espagneolette bolts were fitted to the apartment entrance doors for extra security together with brass lion head knockers and letter plates, again a mixture of the old and the new.

Conformity with Building & Regulations

The restoration of Coodham House has a full Building Warrant which complies with all the relevant Scottish Building Regulations. Within the chapel, the doors to the main entrance portico are fire-rated with high efficiency concealed self-closers and twin blade smoke seals reducing friction in the latching moment.


The exemplary service provided by HAF on this project resulted in recognition by the GAI at their bi-annual awards. The project received a ‘Highly Commended’ award in the 2011 Hospitality/ Residential Building category.
